How we work
Where an engagement begins
Every engagement starts with a conversation and a written brief, not a property list. We need to understand what the purchase is for, what it must achieve, what would make it a mistake, and what you are genuinely willing to compromise on. Buyers who skip this stage tend to view a great many properties and buy none of them, or buy the wrong one quickly.
What you receive at each stage
A written brief you approve before any search begins. A shortlist with the reasoning behind each inclusion and, just as importantly, the exclusions. Honest viewing reports covering condition, light, noise, access and neighbours as well as the photogenic parts. A view on value before an offer is made, and coordination of the professionals whose verification the purchase depends on.
What we do not do
We do not list or sell property, and we take no commission from any selling side. We do not give legal, tax or mortgage advice — those belong to licensed professionals, and we will help you find independent ones. We do not promise access to every off-market property in the region, because nobody honestly can. And we do not tell buyers what they want to hear.
